The Main Challenges
Working Around Existing Occupiers
At the beginning of the project, several people were still working on the premises. This affected when the main strip-out could begin, as the work area needed to be managed appropriately to prevent unauthorised access to potentially hazardous working environments.
The main strip-out therefore had to wait until the relevant occupiers had vacated the premises. This created a scheduling challenge within an already demanding programme.
A Tight Project Deadline
The scale of the warehouse, at approximately 5,000 sqm plus a mezzanine floor, meant that the available time was an important consideration.
The works had to be coordinated around the start constraints while keeping the final property handover in view.
Landlord Dilapidation Requirements
Commercial dilapidations can involve detailed requirements concerning the condition in which a property must be returned at the end of a tenancy.
Throughout this project, the client needed support in dealing with the landlord’s requests and addressing issues that arose during the works. Clear communication and a collaborative approach were important to progressing the project.
HIR’s Approach
Close Collaboration With the Client
HIR prioritised building a strong working relationship with Precision Proco. Rather than treating the strip-out as an isolated task, the team worked collaboratively with the client to overcome problems and respond to the landlord’s requirements as the project progressed.
This included helping the client work through dilapidation-related issues so that the necessary works could continue towards the planned handover.
Coordinating the Strip-Out and Dilapidation Works
The project involved the strip-out and dilapidation of the warehouse and its mezzanine floor. The scale of the premises and the initial occupancy restrictions made coordination particularly important.
By maintaining communication with the client and addressing issues as they arose, HIR helped manage the practical challenges associated with delivering the works within the available programme.
Working Towards the Handover Deadline
The client’s priority was to complete the required works and return the keys by the deadline.
HIR’s collaborative approach focused on resolving issues, supporting the client with the landlord’s requests and keeping the project aligned with the handover objective.
Before and After: Transforming the Warehouse
The project photographs illustrate the scale of the work undertaken at the Park Royal premises.
The before photographs show the warehouse in use, with workstations, equipment, stock and other materials occupying the internal space. The after photographs show a substantially cleared warehouse, with an open floor area and the internal space ready for its next stage.
These photographs provide a clear visual comparison of the premises before and after the strip-out works.
